- Property will be sold via on-line auction only.
- Auction subject to Seller’s Confirmation of Reserve.
- High bid requires $2,500 non-refundable down payment (Earnest Money) due on date of Auction. Six percent (6%) buyer’s fee added to the winning bid for said property.
- Property will be sold “as-is; where-is” – no warranty of condition and is not subject to appraisal or professional inspections.
- Interested buyers will have the opportunity to view the property prior to the auction and/or perform personal inspection of said property.
- Closing date within 60 days from date of sale (specific closing date TBD.) Closing shall be conducted by Rosebud Title Company, Platte, SD. All money down (earnest money) will be held in Rosebud Trust Account. The remaining balance due for closing must be paid by certified check.
- Title to be transferred by Warranty Deed and mobile home title transfer.
- Applicable sales tax, Title Insurance, closing fees will apply to the sale of the property.
- Title Insurance and closing costs to be split 50-50 between Seller and Buyer.
- Buyer pays for Lender’s coverage (if required by the Lender).
- Deed preparation and other required legal documentation fees will be paid by Seller.
- Deed recording fee paid by the Buyer.
- Previous Real Estate tax due will be paid by the Seller.
- 2022 taxes due in 2023 to be prorated to date of sale.
- This is a cash sale. Buyers must provide verification of availability of funds prior to sale or may be denied bidding privileges by the auctioneer.
